Property Weekly Rental Rates
The Following Weekly Rental Rates Shall Apply:(pursuant to Property Management Agreement Section 2.A). The rental rates will be increased by:1)Prepaid Maintenance for Negligent Damage Fee in the amount of $80 for Condos, 3 and 4 Bedroom Houses, $100 for 5+ Bedrooms. (Pursuant to Property Management Agreement Section 2.D & 12.D, $3,000 coverage per Reservation) 2)Resort Care Plan Fee in the amount of $105 for Condos, $150 for homes. (Pursuant to Property Management Agreement Sections 2.E & 12.C) 3)Linens Included with Beds Made at $44 per Bedroom. All guests arrive to home with beds made,vacation ready (pursuant to Property Management Agreement Sections 2.F).
2026 Pool Schedule (unless otherwise noted) Heated Pools are advertised available from 04/04/26 - 10/17/2026. Unheated Pools are advertised available from 04/18/2026 - 10/10/2026.

Partial RentalsAgent will accept partial reservations with a three (3) night minimum. Reservations are calculated on a five (5) night proration of the weekly owner rate. (See item 2.A of Property Management Agreement for details.)Partial stays can be booked any time during the off season (typically 1/1-4/30 and 10/1-12/31; can vary slightly based on calendar dates). Some Holiday restrictions may apply.
Special Guest Programs and Promotions *Pursuant to Property Management Agreement Section 5.B, Owner to pay annual Brochure/Marketing Fee of $100 **Pursuant to Property Management Agreement Section 8.B, Reserve Amount of $500 will be held in Owner's account to cover expenses which may be incurred where there is no other income.
Hometown Hero Discount ProgramIf Owner approves this option, they will give 5% off the owner rate to active or retired police officers, firefighters, nurses, educators, and civil servants.
Military Discount ProgramIf Owner approves this option, they will give 5% off the owner rate to active, retired, veteran and reserve military personnel.
Guest Appreciation ProgramIn late November, all previous year Resort Realty guests who have not yet booked for 2026 will receive marketing offering $100 off a weekly in-season reservation or $50 off a weekly off-season reservation. Owner also authorizes Resort Realty to deduct discount from Owner's rental amount.
Flash Sale PromotionBy participating in the Flash Sale promotion, Owner authorizes Resort Realty to include rental home in up to six 72-hour Flash Sale promotions. Owner also authorizes Resort Realty to deduct a discount of up to $150 per week from Owner's rental amount.
VAYK Life for Homeowners Credit is awarded to your guests so they can select the exact beach gear they want while they stay at your property. Your guests can enjoy bikes, kayaks, beach loungers, umbrellas, paddleboards, and more. $150 is added per guest reservation April through October and a $250 guest credit is applied.
Enhanced Web Marketing Program In addition to our powerful Marketing and Booking Engine, we proudly distribute our properties across HomeAway, VRBO, Booking.com and AirBnB.
KABA Keyless Entry System (Required) The KABA Keyless Entry System provides tighter security, access tracking, enhanced guest convenience, and social distancing by not using physical keys. Owner will be responsible for an annual web fee and hereby authorizes Resort Realty to deduct $120 (plus tax) from Owner's disbursement made on January 1.Owner must choose one of the following options.
Truplace Truplace Floor Plan*Allows guests to have an interactive floor plan with professional photos. Guests can move their mouse over the floor plan and the corresponding room image will be displayed. This gives the guest a true understanding of the layout. If updated tour photos are needed, photo re-shoot charges apply.Truplace Trufusion 3D TourThe easy-to-use photo slider navigation allows viewers to move from room to room and floor to floor. Compared to the Floor Plan, the TruFusion tour gives you a 360° immersive 3D experience. This tour also works well on iPhone, iPad, or touch screen/touch pads. TruFusion also integrates with VRBO. *TruFusion 3D tours do not include photography.
Operations Program and Features
Resort Care Maintenance ProgramNo yearly or hourly charges. In-House maintenance labor provided by Resort Realty Staff*(pursuant to Property Management Agreement Section 2.E and 12.C).General Maintenance Resort Care Plan Fee in the amount of $105 for Condos, $150 for homes. (Pursuant to Property Management Agreement Sections 2.E & 12.C)

Filters and Light Bulbs Program (Included in Resort Care Program)*There will be an additional charge for any fluorescent, appliance, or specialty bulbs changed. Program provides standard HVAC air filters only.As part of our Filters and Light Bulbs Program, Resort Realty will check/change HVAC filters, check/change light bulbs, and dust grates once a month April through October.Filters higher than 12' will incur additional charges.
Off Season Security Checks (Included in Resort Care Program)Our in-house maintenance staff will check your house once per month during the months of January, February, and March for the following:
In the event that Agent finds a problem during the inspection, Owner will be notified immediately. If there is no response from Owner within 12 hours, Agent will perform maintenance required or dispatch vendor and Owner's account will be charged accordingly.
2026 Required Home Service Options Required by March 15th or first guest arrival. If Owner fails to comply with any of the options below, Agent will not allow rental of unit until inspection or documentation is submitted to Agent.
Fire Protection Program (Required) Smoke/CO detector and fire extinguisher inspections MUST be performed annually. Owner can arrange to handle privately or use the services of Resort Realty. Per NC Residential Code, smoke alarms are required to be installed in all bedrooms. Owner must choose one of the following options:
Deck Inspection (Required) Deck inspections MUST be performed annually. Owner can arrange to handle privately or use the services of Resort Realty (via a licensed contractor). Inspection is provided for all decks (including dune top decks) in a written report. Pictures will be included for any areas of concern.Owner must choose one of the following options:
Elevator Inspection (Required for Compliance*) Elevator inspections MUST be performed annually. Owner can arrange to handle privately or Resort Realty can arrange this service with your preferred vendor at market rate. Weston's Law compliance required.Owner must choose one of the following options.
Annual Deep Cleaning (Required)Resort Realty will begin deep clean after last departure at a rate based on home size. Reach out to your manager for pricing (minimum $200*). Deep Clean must be scheduled no later than 2 weeks prior to the first reservation. It is required that owner schedule Carpet Care prior to opening calendar. Carpet Care Services are available below (pursuant to Property Management Agreement Section 11B). *Pricing does not include laundering or dry cleaning services. Resort Realty provides these services at an additional charge. *Schedule your Deep Cleaning to be completed before March 1, 2026 and receive a FREE "spruce" before your first guest arrival!Please Note: Annual Deep Cleans include a final inspection to ensure our Deep Cleaning Guidelines are met. HVAC Protection Program (Recommended) Heating, Ventilation and Air Conditioning inspections should be performed annually. Protect your assets!Owner must choose one of the following options:
General Pest Control Program (Recommended) Quarterly Pest Control performed by a licensed professional.
Quarterly with Bed Bug - Includes treatment for most all general pest insects such as ants, spiders, crickets, millipedes, pill bugs, roaches (water bugs), ground beetles, silverfish, centipedes, bees, wasps inside and outside within 3ft of the exterior, plus any necessary chemical bedbug treatments. The program does not include preventative inspections, the required follow-up inspections, encasements, or the installation of encasements (these are additional). New enrollees will be responsible for treatment if bed bugs are found on the initial inspection. All chemical treatments are covered thereafter. For units with over 8 bedrooms please contact Resort Realty. Does not include the treatment of termites.

Revision to Property Management Agreement2. B. If Owner allows rentals of partial weeks, Owner agrees Agent may accept advance Off Season reservations at a minimum of three nights based on Owners selection in the yearly Rate and Additional Provisions Addendum, when deemed, in Agent’s sole discretion, to be in Owner’s best interest. During all other seasons, three night reservations will be accepted not more than two weeks prior to the reservation period.
